Daily housing rental on WOCH — guide for hosts and guests

WOCH lets you safely rent and let housing by the day. The guest pays for the booking to the account of the Law Firm "P.O. HUMAN RIGHTS", not to the host. The host receives the payment after the guest confirms check-out. The deposit (if any) is held in the Firm's account and returned to the guest if the host has no claims. FOR GUESTS — HOW TO BOOK AND STAY STEP 1. Find a place • On the home page, choose the daily rental category, region and city. • In the listing details, check the number of guests and beds, amenities, check-in and check-out times, house rules (no smoking, no parties, pets), whether business-trip documents are available and the deposit amount. • If the page shows "Transaction security is provided by WOCH" and a "Book" button, your money is protected by the Safe Deal. STEP 2. Log in or sign up • You can book, write to the host and open disputes only after logging in. You can log in with Google. STEP 3. Clarify the details in the chat Click "Write to the listing author" and agree on: • the exact address and how you will get the keys; • check-in and check-out times, early check-in or late check-out; • whether you need business-trip documents; • any other conditions that matter to you. 💬 Keep all arrangements in the WOCH chat. Messages and photos in the chat will serve as your evidence during mediation if a dispute arises. STEP 4. Choose your dates • Click "Book" to open the calendar. Booked dates are crossed out. • Select the check-in and check-out dates. Below you will see a summary: number of nights, price per night and the amount to pay. If the listing has a deposit, it is added to the amount and returned to you after check-out. • Click "Book". The dates are reserved for you for the payment period set by the host (1 to 24 hours) — it is shown in the calendar. • If the payment does not arrive in time, the booking is cancelled automatically. Before paying, you can cancel it yourself with the "Cancel booking" button. STEP 5. Pay for the booking • Click "Pay via NBU QR code" and scan the QR code in your banking app, or "Issue an invoice" if you need an invoice (for example, for accounting or a business trip). • The rent and the deposit are paid in a single payment with one QR code. • The recipient is the Law Firm "P.O. HUMAN RIGHTS" (EDRPOU 45811326), not the host. • Do not change the payment purpose — it contains the order number (No. …) we use to find your payment. • If you closed the page, open the listing calendar again and click "Open QR code for payment" or "Open invoice" — no new order is created. ⚠️ Never pay the host directly to a card or another account. Payment outside WOCH is at your own risk and is not protected. STEP 6. Check in • Once you have checked in and the place matches the listing, open "Buyer's cabinet" → "Orders" and click "I've checked in". • If the place does not match the listing or your arrangements, do NOT click "I've checked in". Take photos of the problem, send them to the host in the chat and open a dispute. STEP 7. Confirm check-out • When you leave, click "I'm checking out" in the "Buyer's cabinet". • The rent is then transferred to the host. This action is final and cannot be undone. • The "I'm checking out" button appears only after check-in has been confirmed. • If you do not click "I'm checking out" within one hour after the check-out time stated in the listing, a moderator will review the order: they will contact both parties and complete the deal or open a dispute. DEPOSIT • After you check out, the host has 30 minutes to inspect the place. • If there are no claims, the host clicks "No claims" and the deposit is returned to you in full. There is no fee for the refund to your IBAN. • If the host reports damage, a dispute is opened and the deposit is decided by the Firm's lawyer during mediation. • If the host does not respond within one hour, a moderator decides on the deposit. • The deposit is returned to the same account you paid from. IF SOMETHING GOES WRONG • Open the order and click "Open a dispute / cancel the purchase". Describe the problem and add photos in the chat. • A dispute can be opened only for a paid order and before check-out is confirmed. • While the dispute is ongoing, no money is transferred to the host. • Refunds go to the account you paid from. A refund to another account is possible only upon an application with documents (see the buyer guide: /legal/buyer-guide). FOR HOSTS — HOW TO LET YOUR PLACE BY THE DAY Booking payments through WOCH can be accepted by sole proprietors and legal entities with the Safe Deal enabled. The "Book" button appears on your listing only after a moderator has verified your documents. STEP 1. Fill in your profile • Type — sole proprietor or legal entity, bank details and IBAN for payouts, documents, and the "I want to use the safe deal" checkbox. Details are in the seller guide: /legal/seller-guide • To receive booking notifications in Telegram as well, connect the @woch_orders_bot bot. STEP 2. Create a listing • Click "+ Add listing" and choose the "Real estate rental (daily)" type. • The price is per night. The Firm's service fee (3%) is included in the price the guest sees; the calculator in the form shows how much you will receive. • Fill in the details: property type, district, number of rooms, guests and beds, amenities, check-in and check-out times, house rules, extra services, business-trip documents. • Deposit — enter the amount in hryvnias if you want to take one. The guest pays it together with the rent, and it is returned after check-out if you have no claims. If you do not need a deposit, leave the field empty. • Payment term (reserve) — 1, 3, 6, 12 or 24 hours. This is how long the dates stay reserved for the guest before payment. For daily rentals 1–3 hours is usually enough. • Add up to 10 photos. The first photo is the cover. STEP 3. Keep your availability calendar up to date • Open your listing and click "Book" — as the owner you will see the calendar with date blocking. • If the place is already let through another channel (Booking.com, friends, etc.), select those dates, optionally add a note and click "Block dates". This prevents double bookings. • Blocked dates can be edited or unblocked; cancelled blocks can be restored. STEP 4. Receive bookings • You will be notified of a new booking and its payment by email (and in Telegram, if connected). • A paid booking appears in the "Seller dashboard" → "Orders" with the note "Funds in escrow — awaiting tenant check-in and check-out" and the check-in and check-out dates. • ⚠️ Do not let a guest in on a booking that has not been paid yet. STEP 5. Check-in • Hand over the keys and ask the guest to click "I've checked in" in their cabinet. Your dashboard will show "The tenant has checked in". STEP 6. Check-out and payment • When the guest clicks "I'm checking out", the deal is complete. • During business hours, within one hour the Firm sends the bank a payment order to pay you the rent minus 3% to the IBAN in your profile. The crediting time depends on the bank. • Documents (certificate of completed work) are available on the order page. STEP 7. Deposit — respond within 30 minutes • When the guest checks out, you will be notified and a deposit refund request will appear in the "Seller dashboard". Inspect the place right away. • No claims — click "No claims" and the deposit is returned to the guest. • There is damage — briefly describe it in the "Description of damages" field and click "Open dispute". Send photos of the damage in the chat — this is your evidence during mediation. • ⚠️ If you do not respond within one hour, a moderator will decide on the deposit. If the guest has left but did not click "I'm checking out": • One hour after the check-out time stated in the listing, the order is automatically passed to a moderator. The moderator will check the situation and complete the deal or open a dispute. So make sure the listing states the correct check-out time. IMPORTANT • Do not offer guests payment outside WOCH — such a deal is not protected and violates the platform rules. • Keep the calendar up to date — block dates when the place is taken through other channels. • Keep arrangements in the WOCH chat so they can serve as evidence during mediation.
